Alright Josh, the details sound good and make sense, but what will I owe you? This is a very fair and understandable question! Let's break it down ...
Residential cleans:
These cleans are based on square footage and will be priced from 14c - 16c per square foot. This puts most cleans around $150-$300.
Factors that can change the price are depth of clean (if it is a first time in a long time!), excess of pet hair, anything additional requested (examples are; washing windows or doing laundry/dishes, etc.). For instance, if a clean has a flat rate of $200 but the homeowner requests to have the inside of their drawers cleaned out for 2 out of 3 bathrooms, I will manually calculate this based on severity. This could then be roughly $10-20 more, or none at all depending on each property!
Airbnbs:
We structure our Airbnb properties a little different.
Starting out, our minimum is $120 as a flat rate, but with first clean discount it would be $96 starting out!
This is starting price for a 1 bedroom, 1 bathroom and would be based on amount of bedrooms and bathrooms and how long the stay was going forward. Each additional bedroom or bathroom after 1 would be $10 additional (only $5 if a half bath!).
So for example, $120 would be charged regardless whether 500 sqft or 1500. What changes the price is the amount of bedrooms/bathrooms to clean, including laundry for the beds. To illustrate this, if the house is 3 bedroom, 2 bath the clean would be $120 flat rate and the additional is the 2 extra bedrooms, and one extra bath. This would bring the total to $150 prior to the stay multiplier.
Once the initial cost is calculated, the amount of days stayed will increase the cost slightly, but only if exceeding 2 nights. This is only an additional $10 everyday after 2 nights. To illustrate this with the same $150 figure in the previous example; if the guest stays 2 nights, no additional cost; still $150. If the guests stays 3 nights, the charge is $160 total since this is more than 2 nights (1 night extra is charged, $10 per night). If they stay 5 nights, 3 nights additional charge at a total of $180.
The only other additional costs fall under getting supplies if needed from the store, which would be billed and itemized accordingly, along with a $15 travel fee in this case.
Commercial:
We structure our commercial cleans personal to each business, but very similar to residential. On average, a 2000 sqft office building falls roughly from $500-$700.
Since most of these cleans are generally office buildings or similar, we work on square footage based on the surrounding area and not the building itself. This can of course be different if the building itself is needing cleaned in its entirety, although this is rare.
Rates for our commercial cleaning is higher than residential and can vary drastically due to size, type of work performed and different degree of chemicals and equipment used (in example; higher ceilings mean using ladders or extensions to equipment & excess of sprays/chemicals).
The clean will also generally be longer and can extend over days. To make up for this, our rate is double residential at 16c-32c per square foot depending on size, what is requested and managing around the workspace.
Sometimes, companies will want us overnight which will be factored in to final cost! To illustrate this, a normal commercial clean might fall on the lower end of the pricing structure at 16c-22c. If overnight, this will automatically move up the pricing to 22c-32c, depending on previous stated factors.
